Carmel Cottage & Loft Policies and Rates

The first rate given below is for the Cottage. The second rate () in parentheses pertains to the Loft.

Non-Winter Season - April through November

Rent: N.B. Minimum stay-2 nights.

  • 2 nights: $275 ($233.75)
  • 3 nights: $357.50 ($303.88) [a 4th and 5th night will be prorated at $119.17 ($101.29) each]
  • 6 nights: $632.50 ($537.63) [extra nights prorated at $105.42 ($89.61)]
  • 30 nights: $1,155 ($981.75)* [extra nights prorated at $38.50 ($32.73)]
  • 90 nights or longer: short term lease per month $935 ($794.75) Extra nights pro-rated at $31.17 ($26.49)

Tax: 9% VT Rooms and Meals (guests who stay at least 30 days are exempt!)

Cleaning: Flat $50 fee (N.B. This is not for any daily maid service—we have no maid service. This fee is to clean up after your stay to ensure that the party who rents after you will find the rental as clean as you found it on arrival.

*Monthly renters: The $50 cleaning fee is to clean up after your departure. You are responsible for day to day housekeeping. If long term renters want Linda to clean up once per week, the fee is $50 each time, paid in advance.

Security deposit: $200 (but one month’s rent for guests staying longer than one month).

The Sauna is free, but if you ask us to fire it up for a certain time and end up never showing up, we naturally do not feel very good about it. So when you make your request to use it, we may ask for a fully refundable $10 cash fee which will be returned to you when you arrive to take your sauna. If you never show up for your sauna, we keep the fee for our labors.

Payment types: Check, Money Order, Visa, MasterCard. Since we are too small to justify our own merchants’ account with a local bank, we use PayPal to handle all credit/debit cards. If you prefer to pay this way, we will email you a PayPal invoice and you pay them—not us. PayPal notifies us when you pay and we immediately email you a receipt and confirmation of your dates. It is a good idea to pay the first $300 payment in this way, especially if you are booking several weeks in advance because it serves to lock in your dates. Since your 2nd and final payment of your balance is not due until 21 days before your arrival, there is plenty of time to make this payment the good, old-fashioned way—snail-mailing us your personal check! However, if you really want to make your 2nd payment by credit/debit card, we can do as we did with your 1st payment—email you a PayPal invoice and when they receive your payment they notify us and we email you a receipt and confirmation.

Schedule of flow of monies:

As soon as we receive your non-refundable $300 deposit, you then “own” your dates. This deposit will be applied to your balance due which

is not due until 21 calendar days before your arrival date.

Within 1 week of your departure, your $200 security deposit is on its way back to you via snail mail, pending no damage/theft, which has never happened.

Cancellation policy: 3 weeks notice--All refunded except your $300 deposit.

  • 6 nights: $742.50 ($631.13) [extra nights prorated at $123.75 ($105.19) each]
  • 30 nights: $2,227.50 ($1,893.38) * [extra nights prorated at $74.25 ($63.11) each]
  • Longer: Inquire.

Stand-by List – Half Rate

If your schedule permits such short notice, you might wish to ask us to add you to our stand-by list. Then you will receive emails from time to time offering you half rate rents for nights in the very near future when we foresee an empty rental. For example, you might receive an email from us on Feb. 16, telling you that you can get half rate rent for any 2 of the following unreserved nights: Feb. 16, 17, 18, 19 & 20. You check your own schedule, and if it works for you, you can get a great deal. Let us know if you would like us to add you to the stand-by list.
